How we calculate home affordability

1Set your EMI budget. The calculator uses 40% of your total monthly income for all EMIs as its planning limit. If you add a family member's income, it is included.
2Remove existing EMIs. EMI budget − existing EMIs = money for your new home-loan EMI.
3Work out the loan. The loan that this EMI can repay at your interest rate and tenure.
4Add your down payment. Home price = home loan + down payment.
5Check bank limits. Banks lend only part of a home's price under RBI rules. If your down payment is too small, the home price is lowered to fit.

How much home can I afford with my salary?

Take about 40% of your monthly take-home income as your total EMI budget, subtract any existing EMIs, and work out the loan that EMI can repay.

Add your down payment to get your home budget.

This calculator does all of this for you.

How much home can I afford with a ₹50,000 salary?

With 40% of income for EMIs, 7.5% interest, 20 years, no existing EMIs and a 20% down payment, a ₹50,000 monthly income supports a home of about ₹31.03 lakh.

That is a loan of about ₹24.82 lakh plus a down payment of about ₹6.21 lakh.

How much home can I afford with a ₹1 lakh salary?

Under the same assumptions, a ₹1 lakh monthly income supports a home of about ₹62.07 lakh, with a loan of about ₹49.65 lakh.

Does an existing EMI reduce my home budget?

Yes.

Existing EMIs come out of the same EMI budget.

With ₹1 lakh income and ₹20 lakh down payment, a ₹10,000 existing EMI lowers the estimated home budget from ₹69.65 lakh to ₹57.23 lakh.

Does a higher down payment increase my home budget?

Yes.

Every rupee of down payment adds to the home price you can look at.

In the same example, raising the down payment from ₹20 lakh to ₹30 lakh lifts the home budget from ₹69.65 lakh to ₹79.65 lakh.

Is home loan eligibility the same as affordability?

No.

Eligibility is how much a bank may lend.

Affordability is the home price that fits within the EMI limit you set.

A bank may approve more than you can comfortably repay.

Check both before you decide.

How much of my income should go towards EMIs?

Many people aim to keep all EMIs within about 40% of take-home income, so there is room for household costs and savings.

Banks may allow up to about 50% or more, but that can feel tight.

This is a planning guide, not a rule.

Does a longer tenure increase home affordability?

Yes.

A longer tenure lowers the EMI per lakh, so the same budget supports a bigger loan.

In our example, moving from 20 to 30 years lifts the home budget from ₹69.65 lakh to ₹77.2 lakh.

But you pay much more interest over the loan.

Does a higher interest rate reduce my home budget?

Yes.

At a higher rate, the same EMI repays a smaller loan.

In our example, a rate of 8.5% instead of 7.5% lowers the home budget from ₹69.65 lakh to ₹66.09 lakh.

If your loan is on a floating rate, it helps to keep some room in your budget.

Are stamp duty and registration included?

No.

The home price here is only the loan plus your down payment.

Stamp duty, registration and other buying costs are extra, so keep separate savings for them.

Can self-employed people and business owners use this calculator?

Yes.

Enter your average monthly income after business expenses, the amount you actually take home.

Lenders usually check 2 to 3 years of income records, such as ITRs and bank statements, so their figure may differ.

Does this calculator guarantee loan approval?

No.

This is a planning estimate.

A lender will check your credit history, income documents, age, the property and its own rules before deciding.
